Sell first or buy first?
Your downsizing answers should not manufacture a transaction sequence. Once the move is becoming real, use the dedicated planner to weigh equity dependency, carrying capacity, replacement home scarcity and timing risk.

Location fit
Choose the community after you know what the move needs to improve.
This planner deliberately does not rank four communities and pretend the rest of Vancouver Island disappeared. Use the master relocation tool when you are ready to compare Oceanside and the Comox Valley around services, coast, walkability, property responsibility and lifestyle.

If selling the current home is becoming a real possibility, I can personally review its likely market position, comparable sales, current competition, preparation priorities and selling strategy.
Downsizing on Vancouver Island
Downsizing well is about more than square footage.
A successful downsizing move usually involves more than reducing square footage. The better question is what you want the next property to make easier: maintenance, mobility, monthly costs, access to services, proximity to the coast, travel, storage or the daily routine itself.
That distinction matters across Vancouver Island. A single level detached home, patio home, townhouse and condo can all be downsizing options while creating very different responsibilities, strata obligations, storage tradeoffs and long term costs. Parksville and Qualicum Beach are especially strong downsizing markets, but the right answer may also be French Creek, Nanoose Bay, the Comox Valley or another community that better fits your daily life.
Use this planner early. It is designed to identify the downsizing decisions worth resolving before you renovate unnecessarily, list too soon or choose a replacement home that recreates the same problems. Location fit and transaction sequence are handled separately by the dedicated tools built for those decisions.
