Seller planning tool

Home Sale Proceeds Estimator What could actually be left after the sale?

A sale price is not the same thing as money in your pocket. Build a practical estimate using your mortgage payout, commission, legal costs, lender penalties, preparation and other closing costs. Nothing is submitted and no registration is required.

Build your estimate

Start with the numbers you know.

The result becomes more useful as your assumptions improve. If you do not know a cost yet, leave it at zero and the tool will flag what is still worth confirming.

01 · Sale + mortgage

The big two numbers

Enter the sale price you want to pressure-test. The comparison below is sensitivity analysis, not a valuation or forecast.
Use the estimated mortgage balance being paid out. If your lender's payout figure already includes a penalty or discharge cost, do not enter that amount again below.
02 · Commission

Use the structure that fits your situation

Planning structure used: 7% on the first $100,000 + 3% on the balance, before GST. There is no standard real estate commission in B.C.; remuneration is negotiable and the amount in a signed service agreement governs.

03 · Other selling costs

Add what applies to you

Use a quote or planning estimate when available.
Enter this separately only if it is not already included in the mortgage payout figure above. Your lender can confirm the breakdown.
Property-tax, strata and other adjustments can be debits or credits. Enter only the net seller-paid amount you want to model, or leave this at zero until your lawyer or notary can estimate it.

What if the sale price moves?

This is a simple sensitivity check, not a prediction of market value or a likely sale-price range. It recalculates the estimate at 3% below and 3% above the number you entered, including the corresponding commission change.

What can change the result?

The sale price is only one part of the equation.

01

Commission

Commission is negotiated in the listing service agreement. BCFSA specifically notes that there is no standard rate in B.C.

02

Mortgage payout

A lender may charge a prepayment penalty when a mortgage is paid out early, including when a home is sold. Ask for an actual payout statement when timing becomes real.

03

Legal + closing costs

Legal or notary fees, mortgage discharge costs and property-tax or strata adjustments can all affect the amount left after closing.

04

Preparation

Repairs, staging, storage and moving may be worthwhile, unnecessary or somewhere in between. The goal is to spend where it can actually improve the sale.

Planning sources: BCFSA · What Costs Come with Selling a Home · BCFSA · Consumer Guide to Remuneration · Financial Consumer Agency of Canada · Mortgage Prepayment Penalties. The estimator is for planning only and does not calculate tax consequences, title-specific obligations or every cost that may apply to a particular sale.

Make the assumption useful

The proceeds estimate is only as good as the sale-price assumption.

I can review your actual property, relevant comparable sales, current competition, preparation priorities and likely market position. No instant algorithm and no obligation to list.
