& Homes for Sale

Hornby Island combines some of Vancouver Island's most distinctive beaches and coastal landscapes with a creative community, rural properties and a highly seasonal destination economy. Where + how to live on Hornby

The right part of Hornby depends on whether you want the beach, community core, ferry access or more land.

Hornby is compact, but daily life changes noticeably between the island's beach-oriented east side, central community core, ferry approach and quieter forested or west-side properties.

Tribune Bay + beach side

The iconic Hornby lifestyle — with summer intensity attached

This is the obvious fit when warm shallow water, beach access and the island's most recognizable summer experience are central to why you are buying. The trade-off is that proximity to major recreation can also mean more visitors, road activity and seasonal energy when the island is busiest.

Best fit: beach first + summer energy accepted
Central island

Closer to the community heartbeat

Central properties can make everyday island life easier by keeping the Co-op, Ringside-style commercial/community activity, local services and gathering places relatively close. The lifestyle is less about direct waterfront and more about being woven into the island's social and practical centre.

Best fit: community + day-to-day convenience
Shingle Spit + ferry side

Best positioned for the trip back through Denman

Living nearer Hornby's ferry terminal can reduce the island portion of every off-island trip. That matters more if you commute, travel frequently or expect regular healthcare and shopping trips. Ferry traffic and peak-period activity become part of the location trade-off.

Best fit: ferry logistics matter often
Forest + west-side / rural pockets

More privacy, land and property responsibility

Away from the most obvious beach and ferry areas, buyers can find quieter forested settings, larger parcels and a stronger rural feel. That can also increase responsibility for wells, septic, wildfire planning, access, trees, outbuildings and ongoing maintenance.

Best fit: privacy + land over simplicity
Hornby Island community gathering and market area with rustic buildings and outdoor seating
Hornby community life The island is famous for beaches, but community is what makes it livable year-round.

The real Hornby question

Are you buying a summer dream, a full-time home, or something that needs to do both?

The answer changes what should matter most. A vacation property may prioritize beach access and guest appeal. Full-time ownership shifts more weight toward ferry logistics, local services, privacy, maintenance and what the island feels like outside peak season.

Summer first Prioritize beach access, recreation and the version of Hornby that draws visitors.
Full-time first Prioritize community access, ferry practicality, servicing and year-round maintenance.
Waterfront first Pay for the coast only after reviewing shoreline exposure, access and insurance.
Land first Choose forest or acreage only if the well, septic, wildfire and property workload fit you.

The Hornby rule

Do not confuse the place you love visiting with the property you will love owning.

Hornby's appeal is enormous, which makes it especially easy to buy emotionally. The best property is the one that still works in November, during ferry delays, maintenance projects and ordinary weekday life.

Daily life on Hornby Island

Hornby has two personalities. You need to like both.

Summer brings visitors, beaches, restaurants, events and far more movement. Outside peak season, Hornby becomes quieter, more local and more dependent on the services that operate year-round. Full-time buyers should evaluate both versions.

Shingle Spit Every trip to Vancouver Island starts here, then crosses Denman before reaching Buckley Bay.
Summer Hornby

Beaches, visitors and a much busier island.

Peak season activates restaurants, events, accommodation and outdoor recreation, while traffic and ferry demand become more noticeable. If you buy near a major beach, commercial area or travel route, understand what that address feels like when Hornby is operating at summer intensity.

Visit during the busiest season
Off-season Hornby

Quieter, more local and more revealing.

Some businesses are seasonal while others remain open year-round. The island's quieter months reveal whether the community, ferry routine, local essentials and property workload still fit when recreation is no longer doing all the selling.

Judge the home in winter too
Local essentials

The Co-op anchors everyday island life.

The Hornby Island Co-op operates year-round and provides groceries, deli items, liquor, hardware, mail and household essentials. The gas bar supplies fuel, diesel and propane. That is meaningful infrastructure, but major shopping and many specialized services still require an off-island trip.

Real services — not full mainland depth
Community + culture

There is more here than vacation property.

Shops, artists, community radio, events and local organizations give Hornby a distinctive year-round identity. Buyers who want to participate in island life may experience the same location very differently from buyers seeking only privacy.

Community is part of the product

The two-ferry reality

Hornby is one short crossing from Denman — and another crossing from Vancouver Island.

Hornby → Denman BC Ferries connects Shingle Spit on Hornby with Gravelly Bay on Denman Island. The route is non-bookable and boarding is based on arrival order. Shingle Spit terminal info →
Across Denman Gravelly Bay is about a 15-minute drive from Denman West, where the second ferry connects with Buckley Bay. Every Vancouver Island vehicle trip therefore includes the cross-Denman drive as part of the journey.
Peak travel BC Ferries notes that the Hornby route can switch to shuttle sailing mode during peak periods. That is useful capacity, but it also reinforces why summer travel should be experienced firsthand before buying.
Useful wrinkle BC Ferries currently offers select weekday priority loading for the first 15 vehicles on Hornby's 7:30 a.m. sailing connecting to the 8:00 a.m. Baynes Sound Connector from Denman West. Connection details →
Without a vehicle Shingle Spit currently lists the Hornby Island Bus as a transit option, which can help with island mobility. It does not eliminate the need to plan the two-ferry trip when travelling farther afield.

The full-time test

Picture February errands and August ferry traffic in the same ownership decision.

Hornby's magic is real. So are the seasonal swing and transportation logistics. If both versions still feel worth it, you are evaluating the island as a resident rather than only as a visitor.

Buy smarter on Hornby Island

The beach may sell the dream. The systems decide whether ownership works.

Hornby buyers should investigate freshwater, septic, wildfire exposure, shoreline conditions, land-use rules, insurance, connectivity and rental rules before treating a beautiful island property like an ordinary recreational purchase.

01

Well + freshwater resilience

Freshwater deserves serious attention on a Gulf Island. Review the well record, construction, yield, recent water-quality testing and any seasonal performance concerns. Islands Trust specifically maps Hornby's aquifers and environmentally sensitive areas, so the water conversation should be tied to the exact property, not a general assumption about the island.

02

Septic + replacement room

Confirm the type, age, condition, location and maintenance history of the wastewater system. Then ask the second question: where does the next system go? On smaller, forested or waterfront parcels, future replacement room can matter almost as much as current function.

Map the system before planning future use
03

Wildfire + emergency access

Forest, dry summer conditions and island access make wildfire planning a practical ownership issue. Review vegetation near structures, driveway width and grade, address visibility, water availability, tree hazards and evacuation routes. FireSmart work is not just aesthetic cleanup, it can improve resilience.

04

Shoreline + coastal exposure

Waterfront and near-water properties should trigger a separate review of erosion, drainage, bank stability, setbacks, access, retaining structures and the legal relationship with the foreshore. Islands Trust mapping includes development permit areas and hazard information that can materially affect future work.

05

Islands Trust zoning + future plans

Hornby land use is governed through the Hornby Island Local Trust Committee. The current OCP and Land Use Bylaw regulate zoning, density, siting, subdivision and development permit areas. Hornby is also undergoing a comprehensive OCP and Land Use Bylaw review, with housing and short-term vacation rentals among the identified topics. Verify the current rules before relying on future potential.

06

Insurance, internet + power resilience

Obtain an insurance quote early, especially for older, waterfront or heavily treed homes. Then verify internet service at the actual address and think through outages, backup heat, generator or battery options, water storage and cellular backup. A property can be perfect for remote work until the connectivity plan is tested under real island conditions.

If rental income matters

Hornby is exempt from one provincial rule. That does not make every property a legal vacation rental.

Hornby Island is currently exempt from B.C.'s provincial principal-residence requirement for short-term rentals. Provincial registration still applies to hosts, and Hornby's local land-use framework still matters. The current Land Use Bylaw addresses vacation home rentals through local planning provisions, and the ongoing OCP and Land Use Bylaw review specifically includes short-term vacation rentals as a topic.

Provincial Hornby Island is currently exempt from the provincial principal-residence requirement, but provincial STR registration still applies.
Local Confirm zoning, permits, occupancy, water, septic, parking and any current Hornby-specific requirements before underwriting rental income.

Last step

Is Hornby the right island fit, or does Denman or Vancouver Island make more sense?

Next we compare the alternatives, add the seller pathway and finish with the few Hornby FAQs buyers actually need before making the move.

Continue to Compare + FAQ →

Compare the island decision

Hornby fits when the island itself is a major part of what you are buying.

The choice is not simply which place is prettier. Hornby, Denman and the nearby Vancouver Island coast offer different levels of ferry dependence, seasonal energy, services, land responsibility and everyday convenience.

For Hornby Island homeowners

The marketing has to sell Hornby and explain the property at the same time.

Beach access, waterfront position, privacy, usable land, water supply, septic, ferry convenience, rental flexibility, outbuildings and year-round livability can all change buyer demand. Strong marketing should make those differences clear before a serious buyer commits to the two-ferry trip for a showing.

Hornby Island FAQ

Four questions worth answering before you make the move.

The useful answer depends on whether Hornby will be a full-time home, second home, rental property or some combination of the three.

Is Hornby Island a good place to live full-time?
It can be an exceptional fit for people who value community, beaches, recreation and island life enough to accept two-ferry logistics. Full-time buyers should pay particular attention to off-season services, transportation, property maintenance, water and emergency planning.
How does Hornby Island compare with Denman Island?
Hornby generally has a stronger destination and recreation identity, including its well-known beaches and larger seasonal visitor swing. Denman is one ferry closer to Vancouver Island and often feels quieter and more residential. Both require careful review of wells, septic, access and land-use rules.
What should I check before buying property on Hornby Island?
Review the water source, well performance, septic system, zoning, shoreline conditions where relevant, wildfire exposure, legal access, insurance, internet and power resilience, outbuilding permits and ferry logistics.
Can I use a Hornby Island property as a short-term rental?
Do not assume so from the listing. Hornby Island is currently exempt from B.C.'s provincial principal-residence requirement, but provincial registration and Hornby's local land-use rules still need to be verified for the specific property.
