For Vancouver Island homeowners
Home Sale Readiness Planner Know what to do before you list.
Build a practical plan for preparing your home, deciding where to spend, gathering the right documents and getting ready for market. Your recommendations change with your timeline, property condition, selling goal and spending comfort.
Home sale planner
Build Your Home Sale Plan
Answer four questions about timing, priorities, property condition and spending comfort. The planner then organizes what to do first, what to delay, what documents to gather and how to prepare the launch.
When are you realistically thinking about selling?
Choose the window that feels most honest today. You can rerun the planner later.
What matters most about the outcome?
There is no universally “best” strategy. The right plan depends on what you are optimizing for.
Which descriptions apply to the property or move?
Select as many as apply. These create specialized branches in your plan.
How much are you comfortable investing before sale?
This is not a recommendation to spend it. It helps the planner decide what deserves investigation versus what should be skipped.

Step-by-step schedule
Your Sale Timeline
What to handle now, during preparation, at launch and between an accepted offer and possession.
Pre-sale projects
Pre-Sale Improvement Planner

Property paperwork
Seller Document Checklist
Gather the records buyers, lawyers, strata managers or other professionals may ask for before the file becomes time-sensitive.
Seller marketing
Marketing & Exposure Plan
How I would position, photograph, film and promote the property so the right buyers actually see it. Premium presentation matters, but distribution matters just as much.
At least 10% of my commission is reinvested into marketing and exposure for the property, subject to the written listing agreement and agreed marketing terms. The exact mix depends on the home and strategy.
Property-specific planning
Special Situation Plans
Extra planning tracks for the property conditions or move circumstances you selected. Every relevant track is shown.
Apply This Plan to Your Actual Home
A personal property assessment can separate the work worth doing from the work that would simply burn time and money. If the sale is part of a bigger move, continue into the next question that actually needs an answer: marketing, proceeds, transaction sequence or downsizing.
Planner methodology
How This Planner Works
Why the tool does not automatically tell you to renovate everything before selling.
This tool is intentionally designed to prevent indiscriminate pre-sale spending. Pricing, market conditions, competing inventory, property type, existing condition and buyer expectations all matter. A project that helps one home may be wasted money on another.
Property disclosure deserves its own review. In B.C., the Property Disclosure Statement is voluntary, and a seller may instead choose a Property No Disclosure Statement. That choice does not remove legal disclosure obligations. Sellers have a common-law duty to disclose latent defects, while real estate licensees have a broader duty to disclose material latent defects under the Real Estate Services Rules. If you are unsure whether a defect must be disclosed, speak with your real estate professional and seek independent legal advice where appropriate. Strata sellers also need current corporation and lot information, and a Form F is required for transfer. Tax, tenancy, estate and construction questions should be taken to the appropriate professional.
