Use the structure that fits your situation
Planning structure used: 7% on the first $100,000 + 3% on the balance, before GST. There is no standard real estate commission in B.C.; remuneration is negotiable and the amount in a signed service agreement governs.

What if the sale price moves?
This is a simple sensitivity check, not a prediction of market value or a likely sale-price range. It recalculates the estimate at 3% below and 3% above the number you entered, including the corresponding commission change.

The sale price is only one part of the equation.
Commission
Commission is negotiated in the listing service agreement. BCFSA specifically notes that there is no standard rate in B.C.
Mortgage payout
A lender may charge a prepayment penalty when a mortgage is paid out early, including when a home is sold. Ask for an actual payout statement when timing becomes real.
Legal + closing costs
Legal or notary fees, mortgage discharge costs and property-tax or strata adjustments can all affect the amount left after closing.
Preparation
Repairs, staging, storage and moving may be worthwhile, unnecessary or somewhere in between. The goal is to spend where it can actually improve the sale.
