How This Planner Works

Why the tool does not automatically tell you to renovate everything before selling.

This tool is intentionally designed to prevent indiscriminate pre-sale spending. Pricing, market conditions, competing inventory, property type, existing condition and buyer expectations all matter. A project that helps one home may be wasted money on another.

Property disclosure deserves its own review. In B.C., the Property Disclosure Statement is voluntary, and a seller may instead choose a Property No Disclosure Statement. That choice does not remove legal disclosure obligations. Sellers have a common-law duty to disclose latent defects, while real estate licensees have a broader duty to disclose material latent defects under the Real Estate Services Rules. If you are unsure whether a defect must be disclosed, speak with your real estate professional and seek independent legal advice where appropriate. Strata sellers also need current corporation and lot information, and a Form F is required for transfer. Tax, tenancy, estate and construction questions should be taken to the appropriate professional.
